Inspection — List of Duties

The five inspection types you'll run, plus the field standards every Property Pros inspector follows.

1 Drive-by / Occupancy Inspections

Verify if a property is occupied, vacant, or unknown.

Photos: Front view, address marker, street view.
Notes: Describe occupancy indicators (cars, blinds, trash, etc.).

2 Exterior Inspections

Evaluate the condition of the home's exterior.

Photos: Front, rear, sides, roof (if visible), damages.
Notes: List repairs needed, visible issues, general condition.

3 Interior Inspections

Full walk-through of the home's interior condition.

Photos: Every room, ceilings/walls/floors, systems, damages.
Notes: Describe major issues and state of property.

4 Insurance Loss / Repair Verifications

Confirm repairs match insurance work orders.

Photos: Before & after shots of repairs, wide + close-up.
Notes: Confirm completion and quality of repairs.

5 Pre-Conveyance Inspections

Final condition check before a property is turned over to HUD or investor.

Photos: Cleaned rooms, secured doors/windows, empty property.
Notes: Utilities status, trash-out complete, lockbox present, etc.

✅ Golden Photo Rules

  • NEVER take photos through car windows
  • Your car should NEVER be in the photo
  • Turn on GPS and time stamps on your phone
  • Always include a clear photo of the address
  • Check each photo for clarity before submitting

📝 Reporting Tips

  • Use full sentences, not shorthand
  • Be factual, not emotional
  • Describe what you see, not what you assume

🚩 Common Photo Mistakes That Get You Flagged

  • Blurry or dark photos
  • Incomplete angles (missing sides or rooms)
  • No address photo
  • Falsified, recycled, or guessed photos
  • Late or incorrect GPS stamps
⚠ REMEMBER: One bad report can cost you routes — and the company a client.

Field Safety & Communication

🛡️ Personal Safety First

  • Scan the property before exiting your vehicle
  • Do NOT enter locked gates, posted yards, or hazardous properties
  • If you feel unsafe: mark it as "Field Hazard" and leave

🗣️ Handling People

If approached, stay calm and say:

"I'm here to verify the property status. I'll be done in a moment."
  • Do NOT explain your job to tenants
  • Do NOT argue — leave if confronted

📻 Communicating With Dispatch

  • Use clear job IDs and full addresses
  • Be direct, professional, and responsive
  • Report problems or delays ASAP — don't go silent

👔 Your Appearance Matters

  • Wear neutral or branded clothing
  • No shorts, tank tops, or slogan T-shirts
  • Wear your Property Pros ID badge at all times
